Project Description:
Hawthorn Residence Hall, built in 1981 with 66,700 GSF, houses 232 students. The
building is in need of major renovation. All building systems are at the end of life, except
those renovated in 2016 and 2017. Hawthorn Hall offers suites, houses first-year students
and is home to the Engineering Learning Community. The project is a comprehensive
renovation that replaces mechanical, plumbing and electrical systems, provides new
finishes and upgrades to bathrooms and kitchens.

Project Description:
Witherspoon Residence Hall, built in 1990, with 125,157 GSF, houses approximately 420
students. The building has a facility condition index of 0.43 (poor condition) and will undergo a
major renovation. All building systems are at the end of life and need to be replaced.
Witherspoon offers suites and apartment style living options. The project is a comprehensive
renovation that replaces mechanical, plumbing and electrical systems, provides new finishes
and upgrades to bathrooms and kitchens.

Pre-Bid Meeting:
A Pre-Bid meeting will be held at 2:00 p.m. EST Thursday, May 23, 2024 at Atkins Library (9201
University City Blvd, Charlotte, NC 28223), Room 271. Atkins library is building #4 on the UNC
Charlotte campus. The pre-bid meeting is not mandatory, but attendance is highly encouraged.
Project Description:
The second and final phase of this project includes approximately 13,440 sqft of interior renovations
required for ADA and Fire/Smoke System upgrades. The existing elevator and portions of the shaft will
be removed to expand the footprint and install larger elevators. Additional renovations for ADA
compliance and upgrades to the Fire/Smoke system will take place. Renovations to existing restrooms on
floors 5 – 10 is also included in the phase 2 scope.
