Project Description:
The scope of this project will include replacing the existing heat pump system with a new
VRF system with zoning at the bedroom level for improved occupant comfort for the 13
housing buildings that comprise the Greek Village. There are 12 housing units
that are the same floor plan with 28 bedrooms and one housing unit that has
14 bedrooms.

Project Description:
Sanford Residence Hall, built in 1969 with 106,096 gross square feet, and houses 500 students.
The facility is in South Village area of the UNC Charlotte Campus. It is eleven stories and has a
ground floor. The project is to abate and demolish the building and landscape the area of the
building footprint to create more open space for the South Village student community.

The University of North Carolina at Charlotte is a partial renovation of Hawthorn Residence Hall that
will primarily replace the mechanical, plumbing, and electrical systems that are original to the 1981
construction. The project will also reconfigure the staff apartment and enlarge bathrooms in the
student suites.  Most of the MEP systems are at the end of their service life except for components
that were upgraded with the 2016 commons space renovation project.

A Non-Mandatory Pre-Bid Conference will be held October 15th, 2024, at 1:00 p.m. within the Friday Building in Room 385 located at  9209 Mary Alexander Rd, Charlotte, NC 28262 (campus map – http://facilities.charlotte.edu/maps) on the UNC Charlotte campus.

Project Description:
The Friday building is home to the Belk College of Business which was built in 1981 and expanded in 1994. A completely new room was installed in the summer of 2023. The HVAC and Controls project will be completed via phased construction in an occupied building. The scope of work includes:

Work for this project will primarily occur during off hours as this building will be in use during this project.
New BACNET controllers for all HVAC equipment
Upgrade chilled water, hot water bridge, and controls (including new VFDs for pumps)
Replace existing AHU-1 and AHU-2 with one single duct unit with a fan wall (including associated VFDs)
Replace rooftop air handling units (current design intent is to replace them 1 for 1 with similar unit size/capacity
with new controls)
Replace 1st and 2nd flood dual duct VAVs with single duct VAVs with hot water reheat
Upgrade fire alarm system to current code on 1st and 2nd floor
Provide architectural support scope for building code summary and minor patch/repair work in support of the
scope of work
