CM at Risk- Hawthorn Residence Hall Renovation

Project Description:
Hawthorn Residence Hall, built in 1981 with 66,700 GSF, houses 232 students. The
building has a facility condition of 0.58 (very poor condition). All building systems are at the end of
life, except those renovated in 2016 and 2017. Hawthorn Hall offers suites, houses first-year
students and is home to the Engineering Learning Community. The project is a
comprehensive renovation that replaces mechanical, plumbing, and electrical systems, provides
new finishes and upgrades to bathrooms and kitchens.

Here are some common questiong we are getting about this project

Was a pre-proposal meeting scheduled? No. There will not be an opportunity for a walkthrough due to the current student activity.

Will the building be vacant during construction? Yes, students/staff will be moved out of the building during the renovation.

When will construction begin? At the end of the school year in mid/late May of 2025. There is the potential to start part of the project early which will connect the HWCW from Martin Hall to Hawthorn.
Will this project operate under a fixed GMP or Preliminary GMP? This project will operate under a fixed GMP.
